GL Building Consultants are a Construction and Property Consultancy business based in the West End of Glasgow and we specialise in the residential market. With 20+ years in the construction industry our mainstream of business is working with Landlords such as Local Authorities and Housing Associations to ensure that their properties meet the Scottish Quality Housing Standard set by Government.
WHAT WE DO
GL Building Consultants undertake technical and surveying services from inception to completion including repairs, planned, void, improvement work, adaptations, energy efficiency, annual technical inspections such as fire risk assessment and stock condition surveys, ensuring that properties are compliant, and that stock is up to current living standards.
We advise on the design, construction, maintenance and proposed repairs to buildings and report on findings then make the necessary recommendations. We determine the condition of properties and other assets, identifying and analysing defects including proposals for repair.
We provide an assessment of the properties to make sure they meet the needs for people with disabilities and advise on property legislation and building regulations planning and building control.
We provide reports and compile financial data advising our clients how best to plan for the future.
Feasibility studies allow our clients to assess the viability of the projects. Capital works programs are created off the back of the data collated to allow our clients to understand what investment is needed for the future and ensure works stay within the forecasted budget.
OUR DUTIES
Confirming building plans with Surveyors, Architects, and Engineers
Hiring construction workers
Creating work schedules so projects are completed on time
Purchasing or hiring building equipment and materials
Overseeing building projects to ensure staff are working safely, productively and to a high standard
Monitoring construction budget to minimise overspending
Providing progress reports to clients via phone, email, or meetings in person
Negotiating with vendors, suppliers, and subcontractors
Understanding construction processes and guidelines for effective planning and site management
Proficiency in mathematics for determining building material quantities and costs and operating site within budget
Leadership skills for motivating workers and maintaining positive and safe work environments
Organisational skills for ensuring multiple building projects are completed on time and on budget
Great attention to detail for effective safety and construction work checks
Problem-solving skills for devising solutions to site challenges, such as weather delaying construction
Verbal communication skills for explaining projects to site supervisors and providing project reports to stakeholders
